There is no downtown to centre a route on

Washington has a core and a ring. San Diego has separate cores that happen to share a county — Sorrento Valley and UTC hold biotech and tech, Downtown holds law and finance, Mission Valley holds hotels and retail, Kearny Mesa holds the auto row and the flex buildings behind it.

The practical consequence is that a San Diego portfolio is almost always multi-site, and routing is the thing that decides whether the pricing works. North County, Central and South Bay get scheduled in separate blocks; a crew criss-crossing the 5 all night is a crew you are paying to drive.

Lab and flex space, not just offices

A large share of the county's commercial space is lab or flex — bench areas, gowning rooms and a warehouse floor in the same building, each with a different scope and a different line the crew does not cross.

In the DMV the equivalent conversation is about secured floors and federal tenants. Here it is about controlled areas, documented product lists, and which door the cleaning stops at. Both come down to the same thing: get the boundary written down.

Hospitality sets the calendar

Hotels, short-term rentals and restaurants are a much bigger share of the commercial base than they are in Northern Virginia, and they run on turnover rather than on a nightly reset. A Saturday in Pacific Beach is a hard checkout deadline, not a cleaning window.

It also makes the year less flat. Del Mar's calendar is set by the fairgrounds; the coastal markets swing hard between season and off-season. Contracts written with a summer scope and a winter scope work better than one flat year.

Weather changes the work, in both directions

No snow means no salt, which means the entry-mat and floor-damage problem that dominates a DMV winter simply does not exist. What replaces it is dust and sun: inland East County runs ten degrees hotter than the coast, and marine layer on coastal glass is a recurring window-cleaning schedule rather than an occasional job.

Exterior work is also year-round here, which makes a scheduled quarterly pressure-washing programme genuinely practical rather than something that gets skipped from November to March.

The labour floor is higher, and the honest version of that is a price

California's minimum wage is meaningfully above Virginia's, and California carries meal and rest-break rules that Virginia does not. Any company quoting San Diego at DMV rates is either subsidising it from elsewhere or is not paying the crew properly, and the second one becomes your problem eventually.

It is better addressed openly in a quote than discovered in a price increase six months in.
