What's included

  • Sidewalks, entries and walkways degreased and washed
  • Dumpster pads and trash enclosures
  • Parking structures, ramps and stairwells
  • Drive-through lanes and service aprons
  • Building faces and awnings soft-washed at the pressure the surface takes
  • Gum, oil and stain removal on hard surfaces

How it's priced

Priced per job by area and how bad it is, or as a scheduled programme — quarterly or semi-annual — which costs less per visit and stops the build-up that makes a one-off expensive.

We don't publish package prices, because a price set without seeing the space is either padded or about to be revised. We scope it — on site, or from a floor plan and photos — and send one flat rate with the specification attached.

Questions

Will pressure washing damage our brick or stucco?

It can, which is why not everything gets pressure. Historic brick, stucco, EIFS and painted surfaces get soft washing — low pressure and the right detergent — and only hard surfaces like concrete take real pressure. Getting that wrong is expensive and permanent.

What about the run-off?

Wash water goes to sanitary sewer or gets captured, never down a storm drain. Both DC-area and San Diego County jurisdictions enforce this, and the fine lands on the property owner rather than the contractor.

How often should we do it?

For a retail centre or a restaurant entry, quarterly. For an office building, twice a year. Annually is usually somebody discovering it has been three years and paying restoration prices for what should have been maintenance.

Where do you provide pressure washing?

Across the DMV — Northern Virginia, Washington DC and the Maryland suburbs. Our office is in Fairfax and crews are routed by area, so the closest available crew takes the job rather than one dispatched across the region.

How do I get a price?

Priced per job by area and how bad it is, or as a scheduled programme — quarterly or semi-annual — which costs less per visit and stops the build-up that makes a one-off expensive. Tell us the space and how often you need it and we send one flat written quote, usually within 48 hours. No packages and no phone estimates.
