What's included

  • Lobbies, corridors, stairwells, elevator cabs and mail rooms
  • Amenity spaces: fitness rooms, lounges, conference and co-working areas
  • Trash rooms, chutes and compactor areas
  • Parking garages, entries and exterior policing of litter
  • Vacant unit turnovers between tenants, scheduled against your leasing calendar
  • Model units kept show-ready between viewings

How it's priced

Priced per site and rolled into one monthly invoice for the portfolio. Turnovers are priced per unit by size and billed as they happen, so an empty month costs nothing.

We don't publish package prices, because a price set without seeing the space is either padded or about to be revised. We scope it — on site, or from a floor plan and photos — and send one flat rate with the specification attached.

Questions

Can you cover several buildings on one contract?

That is what this is for. Each site is scoped and priced on its own — a garden-style community and a 20-storey tower are not the same job — but they sit on one agreement with one invoice and one person to call.

How fast can you turn a vacant unit?

Standard is 24 to 48 hours from notice. Give us the leasing calendar rather than calling on the day and we will hold the slots; turnovers cluster at month end and everybody wants the same Tuesday.

Do you handle trash chute and compactor rooms?

Yes, and we would rather they were in the scope from the start. It is the complaint that generates the most resident emails and the one most often left out of a cleaning contract.

Where do you provide property management cleaning?

Across the DMV — Northern Virginia, Washington DC and the Maryland suburbs. Our office is in Fairfax and crews are routed by area, so the closest available crew takes the job rather than one dispatched across the region.

How do I get a price?

Priced per site and rolled into one monthly invoice for the portfolio. Turnovers are priced per unit by size and billed as they happen, so an empty month costs nothing. Tell us the space and how often you need it and we send one flat written quote, usually within 48 hours. No packages and no phone estimates.
